To check an Ejari: open the Dubai REST app, log in with UAE Pass and go to Services → Ejari Contracts, where every registration tied to your Emirates ID is listed with its status. Four other routes do the same job — the DLD portal, UAE Pass, an SMS to 4488, or a trustee centre. Checking and re-downloading the certificate are free and unlimited.

Dubai REST — the primary route

The app the registry itself runs on, and the only route that shows every contract attached to your Emirates ID rather than one you already know the number for:
  1. Open Dubai REST and log in with UAE Pass.
  2. Services → Ejari Contracts. Every registration tied to your Emirates ID is listed.
  3. Select a contract for its status, contract period, parties and registered rent.
  4. Download the certificate PDF — free, and repeatable as often as you like.
Nothing there? You are almost certainly signed in as a different UAE Pass identity from the one named on the contract, or the filing is still with the RERA reviewer. Both are common and neither costs anything to fix.

The other four routes

All five read the same registry, so they cannot disagree. If two of them show different things, one of them is looking at a different contract — check the Ejari number before assuming a system problem.

Verifying a certificate is genuine — the QR code

This is the check that matters when someone hands you a certificate rather than you pulling your own. Every Ejari certificate carries a verification QR code:
  1. Point any phone camera at the QR code on the certificate.
  2. A genuine certificate opens a dubailand.gov.ae address.
  3. The page shows the registered contract details — compare them line by line against the paper you are holding.

Landlords, agents and employers all ask for Ejari as proof of address, so edited certificates circulate. The QR check takes five seconds and is the only one that cannot be faked by editing the PDF.

How do I check my Ejari status online?

How can I verify an Ejari certificate is genuine?

Scan the QR code printed on the certificate with any phone camera. A genuine certificate resolves to a Dubai Land Department address and displays the registered contract details. If the QR does not open, resolves to a non-government domain, or shows details that differ from the paper, the document is not authentic.

Can I check Ejari by SMS?

Yes. Send your Ejari number to 4488 and the Dubai Land Department replies with the registration status. It is the fastest check when you have the number but no app access, and it works from any UAE mobile number.

How do I download my Ejari certificate again?

It is free and unlimited. In Dubai REST, open Services, Ejari Contracts, select the contract and download the PDF. The certificate is also stored in UAE Pass under Documents. You never need to pay a second registration fee to get another copy.

Why can I not see my Ejari in Dubai REST?

Almost always because you are logged into a different UAE Pass identity from the one used to file, or the application is still with the RERA reviewer. Check that the Emirates ID in the app matches the tenant named on the contract, and confirm the filing has actually been approved rather than merely submitted.

How do I check if a property already has an active Ejari?

Ask the landlord to look it up in Dubai REST against the Title Deed, or check at a trustee centre with the property details. This matters when you are moving in: an unclosed registration from the previous tenant blocks your own filing until it is cancelled.

How do I check my Ejari expiry date?

The contract period is printed on the certificate and shown next to the contract in Dubai REST. The Ejari expires on the end date of the tenancy contract it registers — there is no separate expiry, and no reminder is sent, so put the date in a calendar.

Can I check someone else's Ejari?

Only the parties to the contract and the property owner can pull the full registration. A third party holding a certificate can still verify it through the QR code, which confirms whether the document is genuine without exposing anything beyond what is already printed on it.
