How to renew Ejari
in Dubai — step by step
Ejari registration must be renewed every time your tenancy contract is renewed — even if you stay with the same landlord at the same address. The renewal process is faster than the initial registration because the system already has your property on file. Here's how to do it online in under 10 minutes.

Sign the renewed tenancy contract
Before you can renew Ejari, both parties must sign a renewed tenancy contract in the official DLD format with new dates. The agreed annual rent must comply with the RERA rent calculator — increases above the permitted percentage are not enforceable and can be challenged at the Rental Dispute Centre.

Gather the required documents
Renewal needs almost the same paperwork as new registration, plus your previous Ejari certificate.

Open Dubai REST and select Renew Ejari
Open the Dubai REST app (iOS or Android) or visit dubailand.gov.ae. Log in with UAE Pass, then go to Services → Real Estate Services → Ejari → Renew Ejari.

The app shows all your active Ejari certificates. Select the one being renewed — the system pre-fills the lessor, tenant, and property details from the previous record.

Upload the new contract and verify details
Upload the renewed contract PDF and check every pre-filled field. Pay attention to the contract dates, annual rent, and mode of payment — these change at renewal even when other fields don't.
If anything in the property section needs to change (e.g. updated DEWA Premises Number after a building renumbering), edit it now. After submission, only the dates and rent can be amended — property fields are locked.

Pay the renewal fee
Renewal costs the same as new registration — there is no discount for renewing. Pay online by card, Apple Pay or Google Pay.

Most common cause
Mismatch between the new contract dates and the previous certificate's expiry. The new contract should start the day after the old one ends.

Your DEWA, residency visa, and any other services tied to Ejari continue without interruption. The Ejari number on your new certificate stays the same; only the validity dates change.

What if your Ejari has already expired?
There is no fixed late-renewal penalty, but an expired Ejari blocks several things:
- Visa renewals for tenant and family — GDRFA requires an active Ejari
- RDC case filings — you cannot file at the Rental Dispute Centre without active registration
- DEWA service changes — Move In, Move Out, name change all require valid Ejari
- School / parking permits issued by Dubai municipality often require Ejari proof
If your Ejari is expired, sign the renewed contract first, then run the renewal process the same way — there is no separate "late renewal" path. The new certificate covers the new term going forward.
